About
Based on the concepts of sustainability, simplicity and transparency, we focused on bringing a conscious approachability to the design, coupled with the use and celebration of unadulterated natural materials for Barry Sternlicht’s first 1 Hotel project with Starwood Capital Group.
We embraced the pre-existing remnants of the building’s architecture, including exposed concrete ceilings and floors, steel columns and beams, and terracotta block masonry walls. Natural materials were brought into the space in their raw form including woods and textiles, celebrating their original markings, veining, knots, and color variation. Locally sourced materials were used wherever possible, including a salvaged water tank wood branded with its origin used to encapsulate the wall behind the bed in many rooms, as well as river stones, plant species, linen screens and leathers, all produced and sourced from upstate New York. We incorporated greenery at every turn. Living moss grows in hallway planters throughout. Kokodema hangs in the lobby and a three story green façade greets you upon arrival.

A Room with a View
The guestrooms at 1 Hotel embrace an open, layered airiness, maximizing transparency to create a quiet reprieve from the city surrounded by materials that bring the natural beauty and calming energy of Central Park inside.
With views onto Central Park and the city beyond, we incorporated cozy window nook alcove daybeds to enhance the physical connection to one of New York’s most storied districts. Natural light is encouraged to waft through the space with the utilization of fully glassed showers and bathrooms, thus removing any visual barriers in the room. 100% cotton bedding, supple leather headboards, reclaimed oak desks and cashmere throws add to the sense of lightness and luxury.

Elemental Materiality
We strove to express and re-use existing materials wherever it could benefit the project and support the artistic vision to underscore the honesty and transparency of the design. The largest example being the building itself. Throughout the hotel, existing architectural elements are left exposed to appreciate in unexpected and new ways. The structural steel columns in the building were left exposed on the first floor in both the lobby and restaurant. The stunning hand-chiseled oak columns in the rooms were discovered during demolition and then left exposed, highlighting the sensual purity of material and evidence of hand from centuries past. Approachability was achieved by leaving much of the space unadorned and available for moments of breath and pause as exemplified by punched out window seats in the guest rooms with views of Central Park and glass enclosed showers that offer guests a welcome connection to natural light.

Tactile Versatility
The core central space on level two is a communal gathering area. The column-mounted communal table creates a warm central hub to the second floor that is inward facing, in contrast to the outward facing meeting rooms along the perimeter. This area was designed to be flexible for both day & night - acting as a bar for a larger gathering, having an impromptu meeting over coffee, or sharing the table while working on a laptop. The wood millwork column surrounds create a sense of warmth, while the opening in the floor slab brings an energy into the space from the restaurant below and maximizes natural light within this area.
The southern wall throughout the first and second floors of the project was revealed during the demo of the previously existing tenant buildouts. The texture was beautiful, so rather than cover it up, it was cleaned and exposed as the final finish. This was a zero-impact design solution that furthered our design concept, and of course was budget friendly.
Jams by Jonathan Waxman
Named “Best Chef in New York City” by the James Beard Foundation, Chef Jonathan Waxman brings his seasonal cooking to Jams in the airy ground floor of 1 Hotel. The open kitchen, exposed brick, reclaimed oak, and greenery-lined patio make the space as dynamic as the award-winning food.
